What We See Most Often
Every home tells a story, and after inspecting thousands of properties across Milwaukee, Waukesha, Ozaukee, and Washington counties, certain patterns emerge. Here are the most common findings in our area.
Foundation Issues
Milwaukee's clay soil and freeze-thaw cycles create unique challenges for foundations. We frequently see step cracking in block foundations, horizontal cracking from hydrostatic pressure, and efflorescence (white mineral deposits) indicating moisture migration. Many of these are normal settling, but some require professional evaluation.
Aging Electrical Systems
Many Milwaukee-area homes still have original electrical panels from the 1950s-1970s. Federal Pacific, Zinsco, and undersized panels are common finds. While they may be functional, they present safety concerns and insurance complications.
Roof Ventilation
Wisconsin's temperature extremes demand proper attic ventilation. We frequently find inadequate soffit vents, blocked ridge vents, or bathroom exhaust fans venting into the attic instead of outdoors. Poor ventilation leads to ice dams in winter and excessive heat in summer.
Plumbing Concerns
Galvanized steel pipes are still common in older Milwaukee homes. These corrode from the inside out, reducing water pressure and eventually failing. We also frequently find improper drain connections under sinks and missing backflow preventers.
Inspector's Tip: Don't panic when your inspection report lists multiple findings. Every home has issues — even new construction. What matters is understanding the severity and planning accordingly.
